Housing and Settlement Policy

As of yet, we do not have access to the full housing system and how it will work in Chronicles of Elyria. We do have ample information to assume the follow.

 

In Zygethia, we are very focused on immersion. To do this we need to have a more stringent housing policy to secure that players create a realistic environment. These rules are not simply ways to get your land from you...we already own all the land. We want players to live in houses and add to the landscape, but we need to have restraint in expansion and keep that expansion in check or the quality of the gaming experience in our Kingdom will fall. 

 

The general ideology on land in Zygethia is a system of planned landscapes with checks to make sure people are staying secure. We cannot defend your house in the middle of the woods and won’t. We will defend houses along main roads and in sanctioned settlement areas. Please think about others and the costs of your actions.

 

 

How to Buy a home:

In Zygethia, to buy a lease contract you must find the owner of the home. This will likely be owned by a landlord. Any landlord worth their salt will advertise how you can rent their land. 

 

Zygethia has rules of how you can modify your home. They are not stringent in a sense but they require you to fit the look of the area and to have a sense of realism in it's features. To fail to follow these rules will risk eviction. Inspectors will regularly patrol the land to look for any obvious issues. You can also report buildings, such as making their yard covered in traps to grief the locals. If reported you must justify your methods and be willing to compromise or risk eviction. 

 

 

How to Settle your own land in Zygethia:

You can make your home in two ways; 1) be granted land by a count or landlord to build on. 2) be granted access to building rights upon a land by the current deed holder. This system includes expanding your existing home with new rooms and sections. Non-permanent structures and weaker buildings will not need permission to build but still must follow the rules.

 

 

Land Rules

 

  1. Do not build a permanent settlement without a deed to that land.

  2. Do not claim land or build anything on reserved Kingdom land. It is being planned and you will risk the need to remove your land without compensation.

  3. When you build your home you must list it's features on the registry including; purpose, floors, defensive installations, and so on. This registry is not public. 

  4. All land being leased and their lease-ers must be documented in a local registry including a short description of purpose, how long, and cost to lease. Date of registry and form of deed is recorded.

  5. Buildings with floors taller than 2 stories must be approved by the kingdom beforehand.

  6. Defensive Walls taller than 8 feet must be sanctioned by the local authority first.

  7. For public buildings, traps are not allowed anywhere but the basement. 

  8. For private buildings, all traps must be located within the interior and not in areas where guests are allowed such as; the foyer, any meeting areas, and guest bedrooms. Traps outside the home or in guest areas are a hazard to the community and will be grounds for eviction depending on the severity.

If the rules seem rather complicated, you can hire a state architect to do the work for you and simply collaborate your intent and design needs. You provide the supplies and the architect will deal with the rest.

Our intent with these rules

 

Most of these rules are simply for the safety of the average citizen. This is a stable land and hazards shall not be hidden within each nook and cranny, especially in settlements. 

 

Many of the rules are in place to allow the Kingdom to plan points of interest (monuments, dungeons, adventure areas, etc). When we want to build a cool monument or monastery or whatever our players would like, we can’t alway have to destroy buildings to do this. We aren’t in the business of destroying homes, literally.

 

We want Zygethia to not just be a never ending sprawl. It will be macro-planned and therefor we will stick to that plan unless you can convince us. Areas for adventure and for new players to get to know the game will be created and maintained. Places for specific activities, like hunting,will be placed but have rules so it is maintained for generations.

 

It is either we do this or there will simply be nothing to do as you move in towards civilization. You can’t hunt in your local forest because everyone killed all the animals, etc.


Taller buildings can be an eyesore, they also attract attention. Part of our plan is to model smaller villages with height as an identifier. The tallest buildings in villages and towns are likely important community centers. We have a flow we would like to loosely apply to our towns to allow a natural understanding of where to go. This means if you want a 5 story home your plans need to be checked. If you build a 5 story home next to a 3 story town hall, people will likely think yours is the one they need to go to.
